A search is risk reduction; insurance is risk transfer

A thorough title search surfaces the encumbrances, easements, liens, and judgments of record. But searches can't catch everything — forgery, undisclosed heirs, and recording errors can surface after closing. That residual risk is exactly what a title policy is built to transfer.

We do both: search and examine to reduce risk, then insure marketability to transfer what remains. It is the difference between hoping a position holds and knowing it does.

A position we cannot defend is a position we do not take.

Curative work pays for itself

Most defects are curable — a missing release, a scrivener's error, an unresolved heirship. Clearing them before close protects everyone downstream and preserves the marketability of the asset. The time spent on curative work is among the highest-return work we do.
